It's a funny thing, John. You can sell a house that isn't up to code.
I've bought three of them, and neither the mortgagee, the insurance
company, nor I cared one little bit. We've been living in the house
for 17 years, and it still doesn't meet current building codes. It
just doesn't matter.

The one that comes immediately to mind is that there are no hurricane
clips on the roof. It's mainly held on by gravity, although the
rafters might be toenailed into the top sill. Or they might be
sitting right on the masonry walls. I'm not about to mount an
expedition to the attic to check on it.

The garage that we built in 2006 was up to code when we built it,
and has hurricane clips. I nailed 'em on myself.

Value is in the eye of the beholder. I said it before, John is not
buying a house, he is buying a lifestyle. If he is happy with his
investment it does not matter what value we put on it.

I've made improvements in my house over the years. Not once did I
consider the impact on the resale value, but I did consider how we will
like and enjoy it. We have no plans to ever sell so I don't care what
my kids get out of it when we are gone.

I wonder at the efficacy of traditional counseling for life issues like
these.

Seem to me the therapist industry gets fat and the patient stays on a
behavioral treadmill.

As for Kuthe, he likely has a family, parents, etc.

They may have given up on him, or not. But his oddness is no more nor
less in need of treatment than Julie's. These are highly individualistic
types, as such we can not view them through our more traditional lenses
of society.

I'm open to John being John, and if he shirks good advice here, so be it
- his call.

I have done a few roofing jobs and I can appreciate the extra work and
expense of roofs like that. Sometimes I see houses with all gables and
similar extras and I always wonder how much extra work it was to have to
cut all that material to fit, and how much material was wasted.

I think this has been discussed here before. I have read articles that
suggest that upgrading bathrooms and kitchens may help sell the house
faster but you are not likely to get your money back. A lot of people
move into new homes with the intention of doing those upgrades
themselves. Adding a bathroom might get you more money, but simply
updating a required room that is already there.... not so much.

Our bathrooms were perfectly functional but at 36 years old at the time,
they looked dated. I did not like the blue fixtures so much either.
The upgrades will add value but since we have a really nice shower and
no tub, it may be a detraction to a buyer with young kids. I don't
care, we like it with the big shower. No garish colors either!

It's been that way for 70 years. It would take a direct tornado
strike to move it, and I doubt hurricane clips would help. I envision
the house standing, since it's built of masonry, with the roof landing
in the next county.

The only reason the garage has 'em is because the building inspector
insisted.

One would think it would be that way. But that ASSUMES every owner of a house (real estate) would keep the house repaired and up to date, correct?

Well, that's the ideal anyway! The SHOULDS! But if SHOULDS were ISs, we would have NO problems!!

This house was purchased on foreclosure in 2008 by the CHINESE!! Who have tons of U.S. money thanks to United Statesians shopping at MalWart for 30 years! And a house foreclosed on is most likely NOT gonna be in the best state of repair! And while true the CHINESE who bought this house cheap on foreclosure in 2008 said they put $30,000 into it to get it to pass (which I believe, I have no other reason to believe anything else!) they DIDN'T keep this house in "good repair" but instead in cheap Chinese repair! Like my cheap Chinese landlord hiring a stupid handyman to put shingles and black tar on the beautiful red clay tile roof to stop leaks! Ugh! :-( Because to fix the red clay tile roof CORRECTLY is too cost prohibitive at $113,671!!

Only someone "stupid" like ME will spend that kind of money to get this roof fixed correctly!

That's why I said it may be different where you live. It's very common
to put double glazed windows in older buildings, also for sound
proofing. Also, your figures are wrong. Avg. low for the year in
Amaterdam is 6.43 C and record low for the year is -15.4 C. Plus John
lives in St Louis, not in Ann Arbor. Avg. low for the year in St.
Louis is 8.8 C and record low for the year is -30 C.

My guess is you're right. That would include a powerwall battery or two. You might get a tax credit of $12500. A $50,000 installation cost ain't cheap but if you planning on blowing $110,000 on a roof, it's like one of that greatest bargains in the world.

Actually it does have gutters around the bottom level.
Look at the roof on the left side of the pic.
Looks like old copper (turned green) gutters to me.

I wonder too if there is a basement. John has never said.
If not, he has a good amount of crawspace.

And I've had GFIe 120VAC sockets INSTALLED everywhere the Occupancy Permit Inspector said they needed to be. In all of the three bathrooms and in the kitchen too! Oh and one in the wet bar in the basement too!

Yes, it really sends a poor message that it is ok to disrespect dad. It
just is not funny as they think it is.

There is a lot of elder disrespect these days.

I am guessing that amongst your rock's cultures this is not so commonplace?
