I remember when we were buying, the seller suddenly wanted us to close
earlier than planned by 2 months. We didn't have the closing cost. He
was very pushy until we told him, 'sorry, it was a nice house but we
are backing out of it all if you want us to close 2 months early when
we do not have the money for that'.

In your case, you may be assuming repair costs early, now eating budget.

We (me and sellers) signed a closing date extension to July 21 and may have to push it back further depending on how much work I can get contracted to do because that satisfies the occupancy permit inspector's fail points.

I know how this works, This is designed to prevent real estate properties from declining into dust if at all possible, and I wanna restore the red clay 1/2 pipe roof and brick and tile front porch back to original or better condition, and it's gonna be expensive. But I will find a way to do it!

And the $375 A/C repair today did wonders!! The first floor A/C is actually functioning as it should and keeping the first floor at 77F which is it's setpoint. And I even turned it down to 76F for nighttime! YUM!! And it does it easily now!!

My cheap Chinese Landlord (a chemistry professor at UMSL) and his partner IN CHINA would never have agreed to that, and this house would just continue to degenerate into DUST!! I have said (maybe not here as much) that I am literally saving a small chunk of United Statesian real estate FROM THE RAPACIOUSLY MAMMON WORSHIPING CHINESE!

Some one in these United States has to do it! And I am a Rainbow Warrior so I am compelled to do this thing!!

That's how it's normally done, or the seller reduces the price by what
it would cost to comply.... however in my experience a property
needing such extensive repairs takes so long to remedy and reinspect
that typically the closing doesn't happen. It was very foolish for
John to invest in the A/C before closing.... and having A/C is not
required for a CO. But this is a rather strange deal as John lives
there so is essentially renting with the option to buy (or first right
of refusal), whereas in such a case it's normal for any future rent
paid to be subtracted from the buyer's cost. John is ready, willing,
and able to buy so he should not be penalized for the seller's
neglect. After following this transaction were it me I'd have long
ago walked away and bought a much better property. In fact I'd not
consider buying such a property, that it's for sale tells me that
college town rooming house is not at all profitable.... with all those
repairs needed it's a LOSE LOSE situation. Very often when someone
inherits cash they don't spend it wisely: Easy Come Easy Go!

40 years ago my wife and I fixed up a place we were renting. It was a most awful plantation style duplex. By "plantation" style I mean it was housing for the workers, not the owners. We added carpeting and flooring and a more modern refrigerator. We were painting the place when we decided we needed to move to the mainland pronto. I did a walk through inspection with the owner the night we left. We walked down the hall and then turned around. The guy seemed like he was going to jump for joy. Well, that's the way I recall it. At the time I thought he seemed somewhat happy. The inspection took less than a minute. Most remarkable!

We get a free pass on this one because we were just dumb kids.

The biggest leverage one can have on a sale is the ability to walk away - even if it's just an act. Letting the seller know you've swallowed the bait hook, line, and sinker puts a buyer at a distinct disadvantage.

The bargaining for price is off the table and done. Buyer )me) and sellers are in agreement of a cash price of $108,000. Now we are negotiating closing date and I am NOT letting my seller do any (more?) cheap Chinese fixes to stuff!! I'm gonna do it right!

And my housemates love me so much as their landlord they gave ME their July 2017 rent checks rather than our cheap Chinese landlord! (I just deposited those checks too, today!)
