The house is probably worth well over $200K, especially with the new
100 year roof. His mistake wasn't replacing the roof, but buying a house
that needed the roof replaced to begin with, *unless* he got it cheap (under
$100K) *because* it needed a $125K roof repair.

I doubt that Bel Nor would have allowed replacement with architectural
shingles. My nephew used to own a duplex that had those Moorish clay
shingles. These are pretty houses, and they're scattered about the older,
nicer neighborhoods.


We're getting our roof replaced this spring, and even with top quality
architectural shingles it won't be over $10-11K.

All this reminds me that it's about time to get my second shingles shot.
I love vaccines, and look forward to when it's my turn to get the Covid shot.
