I would say he is actually in a very good position to bargain. If the
current owner is really looking to get rid of the money pit Kuthe should
be backing out until the price drops or owner has repairs made before
closing. IIRC, closing is in two days, so good luck to him getting a
roofer hired and the job done .... tomorrow.
