He's spending money to improve a house he doesn't even own yet. From
the outside, the pics I saw, it does look charming. But he doesn't know
what it will cost to restore those broken mediterranean style tiles on
the roof. Plus there's bound to be some work on the roof that needs
done underneath.

I'd want AC in my living space, sure. But I wouldn't pay to air
condition an entire house I didn't own. Are there still roommates
living there? Get them to pay for it.

You don't own it yet, John! You're being suckered into upgrading a
house someone else owns. Just too wacked out to realize it.
