I remember when we were buying, the seller suddenly wanted us to close
earlier than planned by 2 months. We didn't have the closing cost. He
was very pushy until we told him, 'sorry, it was a nice house but we
are backing out of it all if you want us to close 2 months early when
we do not have the money for that'.

In your case, you may be assuming repair costs early, now eating budget.
